  • Q: Explain your homebuilding process to me.

    A: We start with a consultation to understand your vision, timeline, and budget. From there, we develop a custom design or refine a plan you already have. Once plans are finalized and permits secured, we begin construction, guiding you through each phase with regular updates and walkthroughs. From first sketch to final nail, we’re involved every step of the way.

  • Q: How long has Agenda Design+Build been in business?

    A: Agenda Design+Build was founded on June 22, 2018. Our founder, Lynae Malchus, brings over 18 years of experience in design, drafting, and construction.

  • Q: Tell me about your business. What makes you different from the other builders in the area?

    A: Agenda Design+Build offers a personal, hands-on experience from start to finish. You work directly with Lynae Malchus, who brings over 18 years of experience and local insight to every project. We take pride in listening closely, building with integrity, and designing homes that reflect the people who live in them.

  • Q: How much does it cost to build a home in Milford, Beaver, Enoch, or Minersville?

    A: Costs vary based on design, size, finishes, and site conditions. While each project is unique, we work with you to develop a realistic budget and provide cost transparency from the start. Reach out for a personalized estimate based on your location and vision.

  • Q: What do you do to minimize your footprint while building in a neighborhood? Dust, noise, etc.

    A: We take extra care to respect the neighborhoods we work in. That means scheduling work during appropriate hours, minimizing dust with water control measures, keeping job sites clean and organized, and communicating clearly with nearby residents when necessary. We believe good building also means being a good neighbor.

  • Q: What is the typical time to finish a project?

    A: Most custom homes take between 6 to 12 months from groundbreaking to move-in, depending on size, design complexity, weather, and materials. We’ll give you a timeline specific to your project before we begin.


  • Q: How do you handle hiring subcontractors?

    A: We work with trusted local subcontractors who meet our standards for quality, reliability, and professionalism. We manage their scheduling, oversee their work on site, and communicate with them directly to ensure your project stays on track.

  • Q: Will you change your build quality in order to stay on budget?

    A: No—we never cut corners on quality. If adjustments are needed to meet your budget, we’ll work with you to explore alternative materials or layout changes that preserve the integrity of the home. Every decision is made with your long-term satisfaction in mind.

  • Q: Are barndominiums cheaper?

    A: Not always. While barndominiums may appear cheaper upfront, costs can climb quickly when factoring in insulation, finishes, and utilities. They’re best seen as an alternative style rather than a guaranteed cost-saver. Read more on our blog.

  • Q: What is the cheapest way to add square footage?
